WTF. If I own a house and rent it out it will be in my rules! If I don't want kids drawing on my walls, in my house, i will rent it to a professional couple as a priority. If I don't want dogs shitting in MY carpet. I will rent it out to pet less couples first. Weather I am honest and out it in the advertisement or not. What next. ... No gang members is discrime- ination. No druggies No green party members. FFS this .. i.stuff.co.nz/business/128977024/no-kids-or-pets-sorry--trade-me-pulls-up-landlord-for-discriminatory-adIs bullshit and gives to much power to the low brows...again! Good ole labour driving supposed discrimination under ground .. the fuckwits that have uncontrollable kids ( and ruin it for the good families) and dogs need to be reigned in not the landlords.

PS, sorry about your kiwisaver, but you need to understand, the world is ending. Specific reference to the US 8.7% inflation and a 0.75% OCR rise... No, seriously. Look at all of the pre-cursers to the 1930's great depression. History repeats, we just forget about it.
It is beyound me why you would own a rental as an investment. The govt have ratcheted up rules so compliance cost is through the roof. Capital gains are gone burger, and with the brigthline tests now, 10 yrs for current purchases, you have to make your return on the actual rental paid. Looking at interest rates north of 6% (current RB forecast, easily go higher), it is well beyound me how the rent could ever cover the cost of ownership. Based on some really basic maths, I don't actually understand how the rent can cover more than half the cost of ownership. Unless you know how to get blood out of a stone (more money out of tenants). And if you want to get fussy about your tenants, you are dreaming if you think you are going to get good returns. Best get DSW tenants, at least their rent is guaranteed, just let them draw on the walls and be done with it. Call it art, or self expression or something.

Total agree on the why have a rental these days. We bailed out and are very very happy to have done so, mind you it was for 'can't be arsed' reasoning i.e rentals and tenants are just hard work we don;t need with all the rest we have going on. The only reason is capital gain and that's getting a tad iffy in spots.
